Above the historical centre of Montepulciano in Tuscany sits a magnificent palazzo from the 14th century restored to its ancient splendour and looking onto one of the most beautiful squares in town Piazza San Francesco and spectacular views out across the Val D” Orcia. Two minutes walk to the main street and piazza.
This site, so full of history and with unparalleled views over the valleys of Chiana and D’Orcia, has become an exclusive retreat to enjoy the real Tuscany.
The unique atmosphere of this stylish Bed & Breakfast is created by the antique furnishings, the exclusivity of just four rooms and the breathtaking views across the two valleys from the windows and the lakes of Trasimeno, Chiusi and Montepulciano.

Rooms
Four different but elegant rooms. Each one has something that make it unique. They all have a wonderful view over the green Tuscany landscape.
All are very well equipped and the furniture is an elegant old style. The suite is beautiful with breathtaking views over Val di Chiana. The rooms are situated on the first floor.
Suite
Charming Room with panoramic views over the Tuscan countryside of the Val D’Orcia and the Valdichiana. Delight in the charming atmosphere of our suite. The spacious room shares a common wall with the Church of San Francesco, and reveals much about the history of the building, such as the brickwork arch behind the bed that is a vestige of the large stone arches of the church.
Inside the suite there is a “secret room” that was discovered during the restoration, and is reached by a spiral staircase.
It also shares a common wall with the church, and has been turned into a pleasant sitting room with a surprising glimpse of the Valdichiana. The access hatch to the bell tower has been covered by a plate of glass built into the terracotta floor.
The bathroom is stunning. The Gothic brick arch, which was a portal of the church of San Francesco and was also discovered during the restoration, is reflected in the mirror covering the opposite wall. The large circular shower, the double washbasin embedded into the arch, and the splendid window that dominates the Piazza make this room truly unique. The Suite can accommodate 2 or 3 guests.
Superior Room
Romantic Room with panoramic views over the Tuscan countryside of the Val D’Orcia and the Valdichiana. You will be struck by the charm of this room: the 19th century bed with its unusual olive wood headboard, and the splendid wardrobe are spotlighted by two windows, one opening onto Piazza San Francesco and the Val D’Orcia, and the other looking out over the roofs of Montepulciano to the Valdichiana. The bathroom, with a large shower stall, also has a striking view of the piazza. The room can accommodate 2 guests.
Standard King Room
Elegant Room with panoramic view over the Tuscan countryside of the Valdichiana.
The large 19th century bed with its unusual olive wood headboard distinguishes this room. The walls are in soft yellow, and are illuminated by a large window, which is set into the ancient city walls and opens onto the Valdichiana and its lakes. A large wardrobe and a bookshelf complete the room.
Standard Queen Room

Decorated in tones of orange and yellow, with a comfortable queen-size bed and a hand-painted wardrobe, this light and welcoming room overlooks the Valdichiana and its lakes through a wide window set in the ancient city walls.
The spacious bathroom with its large shower, has two windows offering the same charming view as that of the room.
The hand basin has been fitted into a broad niche that was discovered in the original walls of the palazzo. The room can accommodate 2 guests.
Beds are queen or king size and each room is personalised with sophisticated and exclusive furnishings. High quality parquetry floors and elegant fabrics add to the atmosphere.
Details
The city tax of Euro 1,00 per adult per night is not included and it’s due at check out.
There is a wine bar and bistro downstairs from the locanda if you do not feeling going out.
Check in : from 1:00 P.M. to 8:00 P.M. We kindly ask you to contact us for late check in.
Check out : before 11:00 A.M. We ask you to respect the check out time so that the room can be cleaned and made up in time to accommodate arriving guests. We will be happy to store your bags for the day if you are leaving town later than your check out time.
Please note: all rooms are on the first floor of the Palazzo and there is no elevator due to the historical nature of the building.
Area
In the heart of Montepulciano town. You can walk around the corner to the restaurants and shops. By car you can reach Pienza, San Quirico d’Orcia, Bagno Vignoni, the Crete Senesi area, and the Abby of Monte Oliveto Maggiore in about half an hour. Siena, Perugia, Arezzo, Orvieto and Cortona are less than an hour away by car. For those who are interested in history, Chiusi, with its Archaeological Museum and frescoed tombs, and Sarteano offer a fascinating look at the world of the ancient Etruscans.
